This project consisted of a rebuilding a 2,500 sf single family residence that was destroyed in the 2018 debris flow. Due to existing "non-conforming" conditions, the proposed project was limited to matching the square footage, materials, basic form and height of the previous structure. The resulting building consists of a 2,000 sf single family residence and a 500 sf accessory dwelling unit. Montecito Creek is located to the rear of the structure, and the building could not extend beyond the top of creek bank location. Due to flood-proofing requirements, the new floor is roughly 5' higher than the previous home. The previous building had been added onto and remodeled a number of times over the years, and the proposed design creates more cohesive/logical floor and roof plans. A large deck is located along the edge of the creek.
